- This is the best hotel I have been to ever. The location and the views are stunning, the hotel is beautiful and decorated with excellent taste. The rooms are very comfortable, especially the beds. Most important is the great hospitality of Claudia and Francesco, who are very kind and pleasant. A special note also to Federica who did everything to ensure a great stay.
- A lovely family hotel in an historic house in the Umbrian hills opposite Todi. Great panoramic views of Todi from the restaurant and pool. A lovely meal at the restaurant and a great breakfast. I’ve now done 7 hotels in the region in 14 days and I realise now that it’s the staff that often set these places apart. The staff here were lovely. A relaxed thoughtful kind family environment. It makes all the difference.

And finally, there is no need to go further because the restaurant with its exceptionally tasty and varied food is reason enough to spend an unforgettable holiday here.

- The hotel is still of high quality but interior and looks are outdated, not aligned with requirements in 2025. Our room was very small and cramp and on second floor without an elevator.
- The water in the shower often would not get warm enough or stay warm enough. This was a problem particuarly in the afternoon and evening and our room was on the lower floor close to the spa.
- The only fault was many of the sun umbrellas were broken and a bit dirty. Also the background music in the public areas was repetitive and a bit annoying.

- Minor point but there is no iron / ironing board nor ability to get one. If you ask for one, they kindly offer to iron the item for you, and will have it done in a matter of minutes. What isn’t made explicit is that this service is chargeable.
- Possibly the hotel could provide info re the car parking for arrival as if you go past the hotel you have to go in a big loop to get back there some of which is not on google maps
- There is really no downside unless you have an upstairs room and you’re not comfortable with stairs. If you have mobility problems, be sure to check the location of your room in advance. Having said that, all of Assisi involves going up and down steep inclines.

- Before we book the room, we called the hotel and stated that we wanted a room with a balcony or terrace and they told us that we should book a suite room. Although there was a terrace in the suite room photos on Booking, they said that there was no terrace in the suite room when we went. Our only goal was to sit on the terrace and enjoy the environment without leaving our 5-year-old son alone in the room when he sleeps.

- Spello is a great base to explore by car / train the Umbria region. This property is very well equipped and decorated with a good kitchen, washroom. Its an easy 10 min walk to the train station, 10 min walk to large supermarket and overnight parking for our car was 3 mins away and cost less than EUR 1 per night as free parking fm 1800 h to 0800 h. Owner v responsive and helpful.

- Little stone alleyways in the area are lovely and charming, but I have no sense of direction, so I had to take pictures of my route every time I left the apartment so I could find my way back!
- Wifi signal was strong but dropped its internet connection often. Small toaster oven was ok but a small microwave would have been even better. Bit of a walk to restaurants in centro.
- No air conditioning, though we didn't need it as it was a cool evening at the end of May. But it might get warm in the summer months.
- Very stuffy and noisy. Really could use a fan for air movement.

I rushed off to a wine tasting, and when I got back, my room had been taken. They should’ve made that a priority to communicate that with me.

- It's a resort far around 6 km from Perugia. The zone is not particularly nice, but the structure is very comfortable. The breakfast room is large and in a nice position with a good view outside. High quality food with great assortment. The staff is very polite and ready to help guests. The gym is small, but equipped in a good way. Not problem to find a parking place outside, free of charge. Sanitary equipment of the bathroom shows an high quality level.
- Swimming pool is the main reason for us to choose this hotel to stay. Our family room is a loft, my kids love it.
